Ipswich Rooflight Replacement

Project overview

The client asked us to replace old, discoloured skylights across a large warehouse roof in Ipswich. The existing roof was fragile asbestos cement, so every stage of the work had to be planned around safe access and statutory health and safety requirements.

The challenge

The rooflights had deteriorated to the point that little natural light was passing through, forcing the warehouse to rely on artificial lighting during daylight hours. The roof itself was classified as fragile, which meant standard foot traffic was not an option and a methodical, HSE-compliant approach was essential.

Site constraints

• Fragile asbestos roof requiring HSE-approved access and handling procedures
• Warehouse remained operational, so disruption and falling objects had to be controlled
• Work scheduled during summer to make the most of stable, dry conditions

Our approach

Old skylights were removed and replaced with new translucent rooflight sheets, restoring daylight penetration across the warehouse. The work was carried out methodically from MEWP baskets and protected walkway routes, with operatives never relying on the fragile roof for support.

Preparation and delivery

We surveyed the roof from safe access, identified each rooflight position and agreed a method statement that used MEWPs where practical and dedicated safe walkway systems elsewhere. All work was planned to avoid unnecessary loading on the fragile asbestos sheets.

System

Replacement rooflights matched the existing sheet profile and were fixed to manufacturer detail, with compatible flashings and fixings to maintain weather integrity.

Result

The finished roof transformed the internal light levels, removing the need for electric lighting during the day and giving the warehouse a cleaner, brighter working environment. The project was completed safely, on programme and with no disruption to site operations.
